Additional storey project next to Yateley Green Conservation Area ready for site start

Having secured planning and building control approval for an additional storey on a bungalow in Yateley, we are looking forward to work starting on site later this month.

The proposal will provide extra bedrooms on the first floor and free up more downstairs space for everyday activities such as a pantry, snug and home office. The roof pitch for the existing dwelling was too shallow to create any meaningful head height for habitable space, so we created a mansard roof that is one meter higher than the existing ridge line. The facade of the house will also be completely updated to include a render finish and new windows.

We are looking forward to following the build works as they progress, The works will be undertaken by Portsmere Construction.

Completion in Long Sutton

We were pleased to visit our project in Long Sutton shortly before the Christmas break.

The works were completed in the summer by Marshall and Mace builders and have completely transformed the house. A conservatory was removed and a replacement extension incorporating the existing kitchen into an open plan space, has created a flexible space that works for everyday living and special occasions such as family gatherings. The project has also helped to link the garden with the house and maximise the outstanding views of the surrounding countryside. A valuated ceiling and an air source heat pump were also key features of the project.

We are delighted that all of these elements have combined so our client can enjoy the full potential of their house.

Progress on site at Upton Grey

We really enjoyed out site visit to our project in Upton Grey last week.  It was good to see that the sliding doors and rooflight have now been installed and the internal works are progressing at good pace.  The sliding doors will account for over 90% of the wall surface.  To compensate for the glazing's thermal loss, we have allowed for extra insulation within the floor and roof.

One of the key design features is an open corner, which has been achieved by a cantilevered steel corner.  Kitchen installation is scheduled for early next year with completion to follow for late winter / early spring.  Our clients will then be able to enjoy a spectacular open plan space with stunning views of their garden and the skies above.

The work is being undertaken by Marshall and Mace and structural engineering services have been provided by Rachel McCarthy.

Planning approval in Cranleigh Conservation Area

After close collaboration with Waverely Borough Council we are delighted to have secured planning approval in Cranleigh for a rear extension and remodelling works. The scheme will provide much needed usable space and improve the layout of the 1960's built property. The thermal efficiency pf the house will be enhanced with the installation of an air source heat pump and the removal of an inefficient conservatory. Overall, the changes will ensure the house is able to meet current lifestyle trends and add enjoyment to our clients home life. We are looking forward to this project being one of our first on-site starts in 2023.

Outbuilding updates

If you are considering some extra space for your property an outbuilding can be the perfect solution.

We have recently secured planning approval for a client in Alton for a 35sqm outbuilding and we are also close to completion on a similar project in Mytchett with Marshall and Mace builders.

Outbuildings can provide much needed space for a home office, gym, garden room and other uses without the upheaval of an extension. Some outbuildings can be eligible under permitted development rights but there are height restrictions and planning constraints depending on your location, for example Conservation Areas or National Parks. You may also require Building Control approval if they are over 30sqm in floor space. If you are considering an outbuilding, please contact us as we can guide you through the process.

Progress on site in Alton

We currently have seven projects on site at various stages in Alton, one of which we visited last week. Our project in Winchester Road for a large rear and front extension is now halfway through the build, with Peter Cook's team making really good progress. The external structure is now almost finished with the doors and windows due to be fitted next week, which will allow for the internal work to start. The openings and structural timber work for the feature rooflights at the rear have been built and give an indication of the exciting new open plan area our client will be able to enjoy on completion. We look forward to the continued progress with our other local projects as the end of year draws nearer.

Planning approved in Shalden

We are delighted to have secured planning approval by East Hants District Council (EHDC) for an exciting extension project in Shalden.

The new proposal will allow for an additional 150 sqm of internal floor area.  The new floor area will be divided over three floors and will include a new lower ground floor. The original dwelling was a 1950s built bungalow with loft accommodation.  The dwelling has been extended in piecemeal fashion over the intervening years.  The new proposal will provide an integrated design strategy for the complete dwelling.  The site benefits from sloping topography from the front to the rear, the change of levels will allow for a lower ground floor.  The external envelope will be updated to a contemporary finish with render and charred timber cladding.

As the dwelling has been previously extended, its 50% allowance for additional floorspace under EHDC's H16 Policy (this policy restricts extension sizes in rural areas) has been reached.  Our strategy to overcome this restriction was to secure a series of permitted development applications to build up floor space to create a fallback position, thus enabling the new extension to be approved despite being considerably over the 50% allowance for additional floor space.

We look forward to work starting on site early next year.

Planning approved in Woking

We are delighted to have secured planning approval for an exciting contemporary styled extension in Woking. The proposal will add 100sqm of new floorspace to the ground and first floor. The key features of the scheme, which will see the complete transformation of a 1960's four-bedroom house, include a 7m double storey rear extension with open plan family room and master bedroom suite plus vaulted ceiling. The existing fabric will be upgraded with through colour render walls and aluminium framed windows to match the new extension. With work due to start on site before the end of the year, we are looking forward to following progress on site, as this exciting project turns into reality.

Progress on site in Farnborough

We enjoyed a recent site visit to one of our projects in Farnborough. It was good to see that everything is on track with the programme and work is being carried out to the highest standard.  The project will see the complete transformation of the ground floor layout of a 1930's house. The scope of works includes a full width extension at the rear, part conversion of the garage and a new front entrance. The installation of the windows, sliding doors and rooflights will enable the internal work to progress. We are looking forward to completion at the end of the year. The work is being undertaken by Marshall and Mace.

Planning approval in Flood Zone

We are pleased to have secured planning approval for a wraparound rear and side extension in Egham. The approval also includes the conversion of an integral garage to habitable accommodation. As the property lies within a Flood Zone, we had to demonstrate that the proposal would be protected by any potential flooding, which was achieved by raising the floor level and suitable drainage diversion. The design references the original 1930's house with the use of steel windows and symmetrical openings. The existing high ceilings were utilised with the inclusion of tall door openings. Matching brickwork will be used to tie the new extension into the existing house to create a harmonious design. Work is due to start on site in the near future.
