After discussions with the family to determine a long-term strategy for the house, it was agreed that replacing a poor performing and under-used conservatory with a rear extension and extending into the roof would provide the family with the extra space they were seeking.

Both additions to house came under permitted development rights, thereby not requiring planning permission. The strategy helped to reduce the project programme so the family could plan ahead with more certainty and minimal delay.

The rear extension replaced a conservatory that was under used due to heat gain and heat losses during the summer and winter. The rear extension for a family snug is zinc clad with 2 sliding doors to maximise views to the garden and movement between the outside and inside.

The roof extension required the hipped roof to be convert to a gable end. This change enabled the full roof space to be maximized so that the family could gain an extra bedroom and en-suite. The dormer has a contemporary finish with zinc cladding, large windows and vertical timber cladding.

The project has achieved the client’s brief and create two extra spaces that have improved the family’s lifestyle and add value to their property.
