The aim of the study was to explore potential uses for the vacant ground floor and to improve the internal layout.
The existing building consists of 30 student studio apartments on the upper floors and a vacant ground floor. The existing building provided a number of constraints in terms of servicing links, circulation core positions and views onto the amenity space. The brief also required minimal disruption to the external appearance and an upgrade of the existing amenity space to cater for the building’s new users.
After reviewing the planning history and relevant planning policies, MJH provided the client with several design options that included commercial and residential uses. A full planning application based on the feasibility study was submitted in early 2019.
