The brief for MJH from the new owners was to reconfigure the ground floor layout and increase the floorspace to include an open plan kitchen, dining and family space.
The existing layout is a series of individual rooms centred around the hall. The kitchen is located at the rear of teh house and leads into a neglected conservatory. The space within the kitchen is limited and suffers from poor daylight wih no access to the garden. The potential to extend to the side is restricted by the relatively narrow plot size.
MJH's proposal was to replace the conservatory and extend from the back wall to create an open plan hub space, new utility room and WC that will increase the ground floor space by 30%. The open plan space starts with an enlarged kitchen area taht flows into a dining and family area facing onto the secluded garden. The new extension will have bi-fold doors, allowing the interior and exterior to be connected in a harmonious relationship. A series of carefully positioned roof lights will also allow light to flow into the space. To underline the new addition to the house, a shingle patterned zinc finish will be used to create a contemporary finish and a visual contrast.
The new extension falls within the permitted development rights for a detached dwelling and therefore does not require planning permission.
The proposal has fulfilled the client's brief and created a new ground floor layout that reflects the new owner's lifestyle
